The design stage of your new home is critical and where it all begins. Get this right, and you will enjoy a home that will not only save you on running costs (i.e lower electrical and water bills), but will also more comfortable and healthier to live in than your typical new home.

Being Dubbo’s only design and construction builder who has an in-house building designer, we are the experts in the design and building of energy efficient homes and have the knowledge and expertise to help you achieve the most energy efficient design for your chosen block of land.

How the design and planning process works

1. Initial Meeting

Our process begins with a  no-obligation consultation to discuss your ideas and establish a budget for your project. This is your opportunity to brainstorm ideas with our team and ensure we have a clear understanding of what you would like to achieve in your new home.

2. Concept Design

After the initial meeting, we will research your site so we can identify the correct orientation, solar access, overshadowing, views, slope and services. This information, together with your ideas we will allow us to get started on a concept design. This will include your new home being modelled in 3D showing which will show us how your home works on the site. We will then meet with you again to go over the design to ensure it meets all of your objectives and you are happy with the overall design and make any refinements necessary.

3. Budget Proposal

Once we have your approval of the design, we will prepare a detailed budget proposal that includes a full list of inclusions and specifications. We will review this estimate with you and make any adjustments necessary before providing you with a final fixed price.

4. The Building Contract

Once you are 100% happy with the proposal we will provide you with a Master Builders Association standard building contract for your review.  The contract includes all the information you need including the timeframe for the work to be completed and the home owners warranty guarantee and outlines all roles, rights and responsibilities of the parties involved.

5. The Documentation

After the contract is signed, we will prepare documentation for submission to Council for approval. This includes soil test, concrete slab design and basix assessment. Generally allow 6 weeks for council approval after which time we can get started on construction of your new home!
