
THE BUILDING PROCESS
At Greenmark Homes, we know how exciting building a new home can be. We also know that the process can be daunting if you haven't built before. So we've provided a step-by-step guide to help you embark on the journey.
Step 1 - Establish Budget
Meet with your lender to establish your budget.
Step 2 - Initial Meeting
Make an appointment to arrange a no-obligation consultation and design overview. Keeping in mind your budget, make a list of what you want in your home.
Step 3 - Design
If you don’t already have plans drawn we have a range of designer plans that can modified to your needs OR we can organise a preliminary custom home design based on your budget and needs (there are preliminary fees associated with this option)
Step 4 - Proposal
We will provide you with a full detailed proposal that includes a full list of inclusions and a fixed final price.
Step 5 - Building Contract
Once you are 100% happy with the proposal, contracts are signed. Take the contract along with the plans and specifications to your financial institution to arrange your loan approval.
Step 6 - Council Approval
After the contract is signed, we will prepare documentation for submission to Council for approval. This includes soil test, concrete slab design and basix assessment. Generally allow 6 weeks for council approval.
Step 7 - Selection Process
It’s now time to go shopping! While waiting for Council Approval, this is the time to make all your selections such as appliances, tapware, floor coverings and colour schemes. Remember, we can help you with this!
Step 8 - Construction of Your New Home
Throughout the build of your new home we keep in regular contact with you to answer any questions you may have. We will organise regular site meetings with you so that you can keep up to date with progress.
Step 9 - Home Completion
Once your home is completed, we undertake a formal handover at your new home. This is a very exciting time for not only the home owner but for ourselves. We will provide you with a handover manual that includes all your warranty and maintenance information. Your home is covered by a 3 month maintenance period and backed by a 7 year structural warranty.
